Resident Selection Criteria

Please review the criteria below before submitting an application. This is the same criteria you'll be asked to acknowledge during the RentSpree application process.

Equal Housing

It is our expressed policy that we do not discriminate against anyone because of race, color, religion, sex, handicap, familial status, or national origin. We do not lease to applicants that falsify information on their rental application and applicants that cannot prove their legal residence status.

Applications

Each prospective tenant 18 years of age or older (including spouse if applicable) must complete an application online through RentSpree and provide:

• A signed and completed application, submitted online through RentSpree
• A signed authorization to release information
• A photocopy of driver's license; military ID cards are accepted
• A photocopy of the social security card (without a social security number, the application will not be approved)
• Application fee of $40 per applicant, paid directly through RentSpree at the time of application (covers the cost of the credit and background check)
• Proof of income for the last 2 months

All information in the rental application regarding employment, criminal, credit, and landlord history must be verified before a decision on the application can be made. Delays in the verification process can lead to delays in the decision, and can result in the home being offered to another applicant whose information was readily verifiable.

Information Verified for Each Adult Applicant

Income

• Gross household monthly income must be at least three times the monthly rent
• Minimum of one year continuous employment, must be verified by employer
• Self-employed individuals must provide six months of bank statements to verify income, and two years of IRS tax filings

Rental History

Application may be denied or required to provide an additional non-refundable deposit if any of the following are found on the background check and dated within 10 years of application:

• Evictions, bankruptcy, short sale, and/or foreclosure
• Failure to pay rent, damages, or other sums due
• Disturbances, noise violations, fighting, physical violence, and/or threats of any kind
• Drug or gang related activity
• Allowing unauthorized persons to live in home in violation of lease
• Poor housekeeping habits or unauthorized pets
• Request to move by landlord, landlord terminated leases, and/or non-renewal of lease for non-payment of rent, or other causes for violation of lease
• Damages beyond normal wear and tear of property

Credit & Background Check

A credit and background check will be run for each applicant through RentSpree as part of the application process. A minimum credit score of 620 is required for approval. Any repossession is subject to denial or an additional deposit.

Criminal History

Calina Asset Management does not accept applicants that have a criminal record. This includes but is not limited to:

• Any felony
• Drug or DUI arrest
• Crimes against people or property
• Spousal abuse
• Crimes involving the manufacture, sale or distribution of controlled or illegal substances
• Crimes involving solicitation of prostitution, or prostitution, or sex crimes

Pets

Pets are allowed in the home with restrictions. Pets must be less than 50 lbs at their full grown weight, domestic animals, and must have current medical records. Dangerous breeds will not be allowed. For a list of dangerous breeds, contact Calina Asset Management or the Listing Agent. A one-time, nonrefundable pet fee of $250 is required. Pet rent is $10/month per pet. Limit three.

Exceptions

At the property owner's discretion, exceptions to the tenant criteria can be made if the prospective tenant pays a higher security deposit and monthly rent.

Notification of Approval / Denial

Applicants will be denied if we are unable to verify any information on the application, or if false statements or omissions are found in the application. Once a completed and verified application is received, you will be notified by email or phone within 7 days. Do not assume approval without notification from Calina Asset Management.

The security deposit will be required within 2 calendar days of approval in order to remove the home from the market. If the deposit is not submitted within that time frame, the applicant is still approved, but Calina Asset Management will begin running other applications until a deposit is made. Deposits and any prorated rent or fees are due in full prior to move-in. The property can be held for up to 10 days with a deposit and an approved application.
